Property Management

Gold Grade Capital is looking for an experienced property manager in the greater Philadelphia metro area to manage and service its properties. You will be starting with 18 units and expanding rapidly throughout out 2023 and 2024. Gold Grade Capital is an equal opportunity employer.

  • Maintain property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations and maintenance services. 
  • Establish rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
  • Enforce occupancy policies and procedures by confronting violators.
  • Send weekly reports to senior management teams.
  • Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
  • Maintain property rentals by advertising and filling vacancies and maintaining and securing premises.
  • Contract with tenants by negotiating leases and collecting security deposit.
  • Prepare reports by collecting, analyzing, and summarizing data and trends.
  • Accomplish organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
  • Maintains building systems and security by contracting for maintenance services and security systems.
  • Reasonably handy for small on sight repairs.
  • Work with local colleges in the area for advertising vacancies. 

Property Manager Qualifications / Skills:
